Current Outline and Challenges

Managing properties in a pool villa setting is a highly complex and detailed process. This involves specialized housekeeping and engineering training that differs significantly from typical hotel operations. Additionally, our resort’s location in an emerging destination, coupled with challenging weather conditions, has presented logistical challenges that we and the new management are actively addressing.

During the handover process, we meticulously re-evaluated every villa to bring them under our operations, incurring significant additional costs. This included the maintenance of the villas’ pools, which required extensive work to meet our high standards. Tiara Hana has taken on these expenses to ensure that each villa is restored to optimal condition.

The previous management’s decision to sell villas at very low room rates severely impacted the financial resources necessary for effective resort operations. Additionally, limited funds from the developer have constrained our ability to enhance the facilities. In response, Tiara Hana has stepped in to fund the necessary improvements, a responsibility that was not initially anticipated, particularly given the substantial costs involved in restoring the villas and pools.

Priority Owners’ Booking

Together with Khastana Hadi Group, we place a high priority on owners, ensuring that you can secure bookings and allowing you to occupy more than one villa to welcome more of your family members together. This system allows you to make reservations well in advance, ensuring that your preferred dates and villa configurations are available. We are also implementing a priority waitlist system for peak seasons and high-demand periods. If your preferred dates are not immediately available, you will be placed on this priority waitlist and notified promptly if those dates become available.

We are working closely with Tiara Hana Concierge to allow owners to maximise their entitled days by assisting owners who want to rent out their villas to friends and connections to seek higher rental returns, to earn directly without the profit sharing.

Focus on Direct Bookings

The new management will focus on increasing direct bookings by building a strong brand presence. While we will temporarily use OTAs and Airbnb, our long-term goal is to prioritize direct bookings. Although this is a longer-term approach, it will help avoid commission cuts, increasing your overall returns as an investor and benefiting you in the long run. We also aim to attract families and social retreat groups, rather than corporate clients, to maintain a family-friendly atmosphere.
